FAQ

Do you list on the MLS?

No. Only licensed agents can list properties on the MLS (multiple listing service). If you want your home listed on the MLS, please visit www.Just3K.com for a full service representation, MLS listing, and Property Evaluation fora flat fee of $3000.

Who performs the showings?

Licensed real estate agents perform all showings of any property. We only allow agents to schedule appointments after providing a pre-qualification and real estate agency disclosure for the buyer they are wanting to show the property to.

Do I need to be home for showings?

No, you do not need to be present for showings. All showings are performed by licensed real estate agents who will accompany their clients through the home. You are welcome to stay home if you like, although we recommend waiting outside for the agent to perform the showing since this gives buyers a chance to picture themselves in their new homes and gives you the best chance of selling the house.

Do I have to pay a buyer's agent?

No, you are not required to pay for the buyer’s agent. However, you are more than welcome to offer them a commission if you like. You can offer them any amount. If the buyer’s agent will not show the home for the commission being offered, buyers can ALWAYS contact us directly and we will connect them with a licensed agent who will show them the property.

What happens if I don't offer a buyer agent commission?

If you are not paying a buyer agent commission, buyer’s agents may still show the property. However, the buyer will still likely have to pay the agent and this will add to their expenses of purchasing the home. If the buyer’s agent is unwilling to show the home, the buyer can ALWAYS contact us directly, and we will connect them with an agent who will show the property, regardless of how much/if you are offering a buyer agent commission.

What if the buyer does not have an agent?

If the buyer contacts us and does not have an agent, we will connect them with one of our partner agents from Just3K.com.

Who writes the contracts?

The buyer’s agents will write the contracts. If the buyer does not have an agent, we will connect them with an agent who will handle all contracts paperwork just like a normal transaction.

Can you help me read/understand the contracts?

We can not offer any assistance in reading, understanding, or give any advice which can be construed as legal advice. If you want help in understanding the contracts, optimizing your list price, or being represented by a licensed real estate agent, we reccomend visiting www.Just3K.com and getting full service representation for a flat fee of $3000.
